What forms am I required to complete?
If you are the person that will be the guarantee on the lease then you will be required to fill out the Guarantor Application. This form will be subject to credit approval. Proof of income for two consecutive months will need to be provided in order to process your application. Students are required to provide proof of student status. These documents include proof of enrollment, class schedule, or financial aid letter. Application fee is $35 per applicant.
What forms will my student be signing?
Lease, rental criteria and community policies (site specific).
What are the payment methods for current residents?
Payments are accepted in the office in the form of a personal check, money order, or cashier’s check. Rent is due on the 1st of the month with a grace period until the 4th of the month. If on the 5th day of the month rent has not been paid a $50 late fee will be applied. Online payment options are available as well. Rent can be paid online at our website with an electronic check or automated ACH payment.
How can I pay online to reserve an apartment for my student?
You must contact your leasing agent to set up your online account to pay with check or credit card. You can also mail a check or money order to our office.

What does the term 'lease by the bed' mean? And how is this better for my student?
Individual leasing provides the opportunity for our residents to live in an apartment environment with roommates without the stress of renting out the whole apartment. Individual leasing allows us to split the rent, making each resident responsible for only their portion of the rent.
What does the monthly rental rate include?
The rates listed are the base rent for the bedroom and shared occupancy of the common areas. In addition, there is a utility package that varies per floor plan. The utility package includes water, sewer, cable, electricity and trash. Internet is free!
